History
Dene Oliver founded OliverMcMillan in 1978 with lifelong friend Jim McMillan when the two San Diego natives began work on what was to become an AIA award-winning portfolio of redevelopment projects in their hometown. During the 1990s, OliverMcMillan’s work in the Gaslamp Quarter brought the firm widespread recognition for the regentrification of parts of downtown San Diego.
Under the partners’ guidance, OliverMcMillan has gone on to build successful, complex, large-scale urban developments—each one following the firm’s guiding principle that projects must make a difference for the community and the area’s residents. By respecting the local architecture and culture with an eye for art and a flair for design, OliverMcMillan creates places that will become tomorrow’s classic neighborhoods[3].
Corporate Leadership
Morgan Dene Oliver
Dene Oliver is CEO and founder of OliverMcMillan. He’s active in professional and community organizations, serving as a member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI), a frequent speaker at industry events, and Leadership Council Chair of The Plan to End Chronic Homelessness in the San Diego Region. Formerly, Dene was a member of the Board of Directors of the $600 million San Diego Convention Center and headed its expansion committee. He was also a member of the 1995 America’s Cup Board of Directors.
Dene is the recipient of The Downtown San Diego Partnership 1997 Founders Award and 2001 Humanitarian Award.
Dene received a bachelor of science in real estate and urban land economics from the School of Business Administration at the University of California, Berkeley. He attended the University of Southern California Graduate School of Business and is a graduate of the university’s School of Law. Dene began his career practicing real estate and business law at the firm of Luce, Forward, Hamilton & Scripps[4].
Jim McMillan
Jim McMillan serves as Chairman of the Board of Directors for OliverMcMillan. He founded the firm along with CEO Dene Oliver.
Along with his leadership at OliverMcMillan, Jim has been active in community affairs and philanthropic activities. Currently, he serves as a member and past president of the Board of Directors of the Monarch School Project, which enriches the education of hundreds of children affected by homelessness by supporting this public K-12 school in downtown San Diego.
Jim is also a board member of the R.C. Baker Foundation, which provides financial support to various community service agencies in Southern California, and a longtime board member of the Schoenith Foundation, which works to benefit educational and medical research. In recent years, he’s been a board member for both La Jolla Country Day School and the Child Abuse Prevention Foundation.
Jim earned a bachelor of science from the University of California, Berkeley, in real estate and urban land economics. He has an MBA in finance from the University of Southern California[5].
Paul Buss
Paul Buss provides leadership for OliverMcMillan’s development activities. As a member of the firm’s Executive Committee, he shares responsibility for leading the company’s strategies and execution. Paul has been with OliverMcMillan for more than 25 years.
Paul is the recipient of the California Council American Institute of Architects (AIA) Public Service Award and a member of the Tau Beta Pi Association, an engineering honor society. He has served as president for the AIA, San Diego Chapter, and the San Diego Architectural Foundation. Additionally, Paul served on the Board of Directors for the San Diego County YMCA and on the State Board of Directors for the AIA. He is a member of the International Council of Shopping Centers (ICSC) and the Urban Land Institute (ULI).
Paul received a bachelor of arts in architecture from Iowa State University and an MBA from National University[6].
Hillary Crowe
Hillary Crowe is responsible for developing and supporting OliverMcMillan’s corporate culture and managing the Human Resources Department. She’s been with the firm since 1997.
Working with all the firm’s offices, including the San Diego headquarters and satellite offices in Honolulu, Houston, Atlanta, Chicago and New York, Hillary recruits all positions for close to 150 professionals at OliverMcMillan. She supports and communicates the needs of team members and ensures the retention of valued players through personal and professional growth opportunities.
Hillary graduated from California State University, Chico, with a bachelor of science in psychology and a bachelor of arts in liberal studies. She is a certified PREP Pro Administrator and a longtime member of the Society for Human Resource Management and the Compensation and Benefits Association of San Diego[7].
Bill Persky
As Chief Financial Officer of OliverMcMillan and a member of the firm’s Executive Committee, Bill Persky is responsible for financial planning, economic analysis, and arranging and negotiating loans and equity. His responsibilities also include providing leadership for OliverMcMillan’s San Diego residential portfolio.
Before joining OliverMcMillan in 1984, Bill worked with international accounting firm Coopers & Lybrand, where he enjoyed a client relationship with OliverMcMillan. A San Diego native, Bill holds a bachelor of science from the University of California, San Diego. He graduated magna cum laude, earning a master’s degree in business administration with an emphasis on finance and accounting from the University of California, Los Angeles. Bill is a Certified Public Accountant and a graduate of LEAD San Diego, a leadership development organization[8].
Dan Nishikawa
Dan Nishikawa is President of the Pacific Rim for OliverMcMillan. A member of the firm’s Executive Committee, he co-leads its development operations, including looking at mixed-use and residential projects for acquisition and development.
In 2009, Dan led OliverMcMillan’s entry into the Hawaii real estate market with the purchase of the stalled Moana Vista project. Renamed Pacifica Honolulu, the condominium opened its doors to new residents in November 2011 and today is one of the most exciting urban residential projects on the island. Under Dan’s leadership, OliverMcMillan is working on additional high-quality developments in Hawaii, San Francisco and Tempe that incorporate excellence in design, advanced energy-efficient technologies, an abundance of amenities, and pedestrian orientation, resulting in enduring communities that contribute to quality of life.
Dan is a member of the Urban Land Institute (ULI) and serves on the building committees for the Japanese American National Museum and the Go for Broke National Education Foundation. He holds a bachelor of science in construction management from California State University, Long Beach, and attended Pepperdine University School of Law[9].
Major Current and Past Developments
Buckhead Atlanta
Buckhead Atlanta is a 1.5 million-square-foot, eight-acre mixed-use development featuring 300,000 square feet of upscale retail stores, restaurants and cafes; more than 100,000 square feet of office space; and 370 luxury high-rise residences in a lushly landscaped setting with pedestrian-friendly streets. The development is located in the upscale neighborhood of Buckhead in Atlanta, at the intersection of Peachtree and West Paces Ferry roads[10].
In 2011, OliverMcMillan acquired The Streets of Buckhead two years after project was stalled in 2009 due to a lack of financing. OliverMcMillan evolved the architecture, reengaged leasing efforts, and renamed the project as Buckhead Atlanta[11]. Under the firms’s direction, construction has been underway since August 2012 and shops are anticipated to open in mid-2014[12].
Retailers will include a mix of local, regional, national, and international brands[13], including Hermès[14] as well as Spanx’s first flagship retail store and custom-designed world headquarters[15].
Buckhead Atlanta will also feature exclusive dining destinations including Le Bilboquet, two Consilient Hospitality locations including American F+B and a pizza concept, Lugo Caffe, Corso Coffee, Doraku Sushi, Georgetown Cupcakes as featured on TLC’s “DC Cupcakes”, Gypsy Kitchen, Southern Gentleman, and New York City’s famous Shake Shack[16].
The River Oaks District
The River Oaks District is currently in under construction in the heart of Houston, Texas. The mixed-use development located on 14 acres will feature 650,000 square feet of customizable space, including 252,000 square feet of luxury retail, fine-dining restaurants, street-side cafes and entertainment; 92,000 square feet of creative office space; and 279 contemporary residential units[17].
iPic Entertainment has announced that The River Oaks District will feature an eight screen, 560 seat luxury movie theater. Amenities for the cinema include an extensive wine list, chef prepared grab and go food selection, an assortment of cocktails, and plush, leather seats[18].
The development, scheduled to open in spring 2015, has been designed as a streetscape experience featuring mature landscape and timeless architecture[19].
Symphony Honolulu
Symphony Honolulu is a 45-story, 388-unit luxury mixed-use development located in Honolulu’s Kapiolani corridor. The building features an expansive recreation deck, fashion boutiques, restaurants, outdoor recreation areas, multimedia center, theater, music room, guest suites, fitness center[20], and JN Automotive Group auto galleria that will feature brands such as Ferrari, Maserati, Lamborghini, Audi, and Lotus[21].
One, two, and three bedroom Residences will average 1,100 square feet each with floor to ceiling windows, engineered Oak hardwood flooring, premium grade carpeting, individually controlled central air conditioning, and polished quartz countertops among many others features[22]. 100 of the 338 units are reserved-housing units for those who meet the income requirements established by the Hawaii Community Development Authority[23].
The building has been designed to LEED certification standards, featuring energy- efficient lighting and appliances, electric vehicle charging stations, and a photovoltaic roof system providing onsite renewable energy[24].
Construction began on Symphony Honolulu in late 2013 and is on a two-year schedule for completion[25]; 70% of the residences were sold in the first two days of sales in early 2013[26].
The Lofts at Hayden Ferry
The Lofts at Hayden Ferry is a 3.69-acre site in Tempe that has been fully entitled as a four-story, 264-unit, Class A apartment building. Located on the south side of Tempe Town Lake, the site is part of the Hayden Ferry Lakeside Master Plan, near Arizona State University and the Mill Avenue Entertainment District. Construction is set to begin on the project in early 2014[27].
The Lofts at 688 Thirteenth Street
The Lofts at 688 Thirteenth Street, currently under construction, is planned as a five-story residential building fronting 13th Street between Market and G streets in the East Village District of downtown San Diego. Covering three-quarters of a city block, the new construction includes 208 mid-rise and ground-level apartments with studio, one- and two-bedroom residences, plus two ground-level retail spaces of approximately 2,660 square feet each. In addition, the building will include extensive common areas for residents on the ground floor and rooftop deck[28].
The Lofts at 655 Sixth Avenue
The Lofts at 655 Sixth Avenue is located on the corner of 6th and G streets in downtown San Diego’s East Village. The building is comprised of studios, one- and two-bedroom lofts as well as an expansive patio and underground garage. The Lofts at 655 Sixth Avenue also feature 11,400 square feet of ground-floor retail space with roll-up windows[29].
The Lofts at 677 Seventh Avenue
The Lofts at 677 Seventh Avenue, also located in downtown San Diego’s East Village, offer 147 residences and more than 5,000 square feet of retail space. This building provides a mix of platform lofts, live-work units, studios, and one- and two-bedroom units. It features a convenient underground parking structure, workout room and serene courtyard[30].
The Lofts at 707 Tenth Avenue
The Lofts at 707 Tenth Avenue offer 207 residential lofts and street-level retail on the G Street corridor of downtown San Diego. Studios, one- and two-bedroom lofts with private terraces, a modern courtyard, and 9,000 square feet of retail space are featured in the community. The property's central location is near the New School of Architecture, art galleries, Petco Park, and the Gaslamp Quarter[31].
The Lofts at 777 Sixth Avenue
The Lofts at 777 Sixth Avenue is home to 103 condominium units as well as approximately 7,000 square feet of ground-floor restaurant space. Floor plans range from studios and platform lofts to one- and two-bedroom units[32].
Horton 4th Avenue Apartments
Horton 4th Avenue Apartments is a 66-unit community nestled in the heart of downtown San Diego’s Horton Plaza, a major shopping and entertainment center. The community features studios, one-bedroom units and two-story lofts, many of which boast dramatic views of the city. Community amenities include an onsite gym and parking[33].
Pacifica Hononlulu
Located in the Kakaako neighborhood of Honolulu, Pacifica Honolulu is a 46-story building featuring 489 residential condominiums as well as approximately 11,000 square feet of commercial space.
OliverMcMillan purchased Pacifica Honolulu when the project was partially completed in 2009 and, after substantially redesigning the property, brought it to a successful completion at the end of 2011 - achieving 100% of units sold prior to finishing construction[34].
Pacifica’s features and amenities include a 3,000 sq. ft. fitness center, a 20-seat movie theater with a 96-inch screen and a private screening room with banquette seating for smaller audiences, a hobby room that will be a playground for painters, woodworkers, photographers and other craft-handy residents, a dog park, barbecue pool cabanas, and magnificent views of the Pacific Ocean, Diamond Head and Koolau Mountains[35].
Iowa River Landing
Iowa River Landing is a 180-acre mixed-use development located in Coralville, Iowa, along Interstate 80 and First Avenue on the Iowa River. The project is a public/private partnership between OliverMcMillan and the City of Coralville.
The development includes a 330,000-square-foot retail town center; office, residential and entertainment offerings[36]. Iowa River Landing is home to The University of Iowa Health Care’s medical clinic, Homewood Suites Hotel, Marriott Hotel and Conference Center, Von Maur, Backpocket Brewing, Scratch Cupcakery, and ProFit Gym among others[37].
The Glen Town Center
The Glen Town Center is mixed use development located in Glenview, Illinois, just north of Chicago. The mixed-use development features 1,150,000 square feet of retail shops, entertainment venues and restaurants in pedestrian-friendly setting. A 160,000-square- foot Von Maur department store and 10-screen Regal Glen movie theatre anchor the retail portion of the Glen Town Center[38]. Other featured tenants include Dick’s Sporting Goods, Jos. A. Bank, Carter’s, and ULTA, among others[39]. Navy Park, the Glen's version of a town square, is located in the center of the community. Atop the Glen Town Center, situated at the heart of the project, is a 300-unit Class A apartment community[40].
The Historic Guasti District
The Historic Guasti District is positioned to be a planned community that will offer almost 400,000 square feet of retail, restaurant, and entertainment; 600,000 square feet of office; 400 residential units; and two hotels. The 175,000 square feet of existing historical stone winery buildings will be integrated into this rustic Inland Empire oasis, maintaining the Tuscan charm and elegance with which the Guasti turn-of-the-century town was originally founded.
Guasti, founded in 1904, was once a self-sufficient community complete with a company store, bakery, fire station, hotel, post office and the world's largest contiguous vineyard, encompassing over 5,000 acres[41].
