Lightweight multi-layer gypsum board including:! a low density set gypsum foam inner layer having a top surface and a bottom surface, a low density set gypsum low density foam inner layer made using a gypsum-containing slurry comprising stucco, pregelatinized starch and foam! an upper, non-foamed, high-density tie layer having a thickness of about 2 mils (0.05 mm) to less than about 7 mils (0.18 mm) and covering the top surface of the set gypsum low-density foamed core layer! a lower, non-foamed, high density tie layer having a thickness of from about 2 mils (0.05 mm) to less than about 7 mils (0.18 mm) and covering the lower surface of the foamed low density set gypsum core layer,! top sheathing sheet and! bottom sheathing sheet,! wherein the upper sheathing sheet is attached to a low density foamed gypsum core layer by means of an upper non-foamed high density tie layer, and the lower skin sheet is attached to a low density set gypsum foam core layer by means of a lower non-foamed high density tie layer; wherein the dry weight of the sandwich board is approximately 1000 pounds per 1000 square meters. ft (4.9 kg / m2) or less for 1/2 in.
